As most people probably already know foreclosures can be great bargains. This information is many times correct. Neighborhoods in and around Minneapolis St. Paul were not evenly impacted by foreclosures and short sales. Neighborhoods that have lower median income were and where the majority of the predatory lending occurred have the most inventory of these types of investment properties available. For instance, Edina has significantly fewer foreclosures, short sales, and lender owned properties than Northeast Minneapolis does.

A cautionary word…

Don’t let the buzz about getting involved in this exciting market opportunity cloud your judgment. Often time’s foreclosure and/or short sale listings can be worse deals than traditionally listed non-distressed properties after taking into account the amount of work that would be needed to complete the necessary improvements. Just know that just because it is a foreclosure, short sale, or bank owned REO does not necessarily make it a good deal. The skill to be able to spot a diamond in the rough is what is needed in order to be able to buy these types of properties profitably. This is not a skill many possess albeit most agents in our market today will describe themselves as having these skills.
